The project occupies a small corner lot along a busy arterial road adjacent to a single family residential area.  The project required the creation of a distinct commercial image to complement the residential scale and massing of its surroundings.

The building has been positioned close to the main street, while keeping a wider set back  on the secondary residential road, generally aligned with adjacent homes. This has permitted the creation of a generous landscape area along the boulevard.  A decorative fence which delineates the entire street front of the property adds distinction to the site and reinforces the residential nature of the area.

Parking has been confined to the rear of the building.  A large pedestrian sidewalk and a restaurant patio promotes pedestrian realm and aids in humanizing the adjacent street.

The building has a continuous sloped roof, along a low façade clad in residential style masonry, punctuated by the rhythmic alternating of architectural ‘towers’, clad in precast which give an aesthetic link to the whole building and a distinctive, yet subdued, commercial character.
